The Royal Institute of British Architects (the professional body for architects) uses a 'Plan of Work' which sets out the various stages of a project, the work necessary and the expected outcomes at each of those Stages numbered from '0' to '7'.

The very first and initial stage is to get a understanding of your project in terms of requirements, site, context, timescale and budget. The way we work at KR.eativ: Architects is to request some initial details such as previous drawings or sales particulars you might have in order to do some preliminary research on Google etc. prior to meeting with you and provide you with useful advice. The initial meeting is charged at £100 (plus travel if over 20 miles).

If at that meeting we can agree to proceed to the next preliminary stage a 'quick', time limited, 'Feasibility and Options Study' to assess the site or building and its suitability for your proposed project, the fee for the initial visit will not be charged.

All the following RIBA Workstages in full as follows and we can explain in further depth if required:

Design Stages:

  • 0 - Strategic Definition = Business Case and Site Appraisals
  • 1 - Preparation and Brief = Feasibility Studies
  • 2 - Concept Design
  • 3 - Developed Design = Planning Permission application and Design and Access Statements etc
  • 4a - Technical Design = Building Regulations submission
  • 4b - Technical Design = Construction Drawings, Tender Package, Specification and Schedules etc

Construction and Post-Construction Stages:

  • 5 - Construction = Contract Administration of 'traditional' contracts, Payment Certification, and 'periodic inspection' of 'design and build' contracts.
  • 6 - Handover & Close Out = Practical Completion and Final Account Certification
  • 7 - In Use = 'Softlanding' and feedback from users

In addition the following services can be included:

  1. Uncomplex land and building surveys - specialist RICS surveyors can be appointed for more complex issues
  2. Uncomplex town planning issues - specialist RTPI planners can be appointed for more complex issues
  3. Uncomplex structural and energy calculations - specialist chartered engineers can be appointed for more complex issues
  4. Quinquennial Reports for listed buildings etc
  5. Conservation Management Plans for listed buildings etc
  6. Heritage Statements for listed buildings and Conservation Areas etc
  7. Interior Design
  8. Photography by photographer with first class honours degree in photography

All projects are carried out to comply with the BIM level 2 standard required for all public buildings using Vectorworks Architect + Renderworks. This includes any energy modelling, 3D imagery, 3D PDFs and virtual models required.
