RIBA Stage 0:

  • Provide feedback from previous projects and other client appointments.
  • Prepare FEE PROPOSAL and co-ordinate those of others if required.
  • Help client prepare CLIENT REQUIREMENTS.
  • Prepare initial VIABILITY REPORT considering planning policies, cost parameters and a DEVELOPMENT APPRAISAL.
  • Help develop the business case for the project and develop, with others, the strategic brief.
  • Assist in determining the initial CONSTRUCTION COST.
  • Review relevant information and confirm client’s STRATEGIC BRIEF.
  • Discuss with client initial considerations for design team appointments.

RIBA Stage 1:

  • Assist client in determining SUSTAINABILITY TARGETS for the project.
  • Visit site and carry out INITIAL APPRAISAL.
  • Prepare SITE REPORT to advise client of reasonably identifiable previous uses and restrictions which could influence the design.
  • On behalf of the client arrange for surveys and investigations that have been identified as reasonably required.
  • Contribute to the development of, and establish, the PROJECT PROGRAMME.
  • Assist the client in determining, and comment upon, the CONSTRUCTION COST.
  • Assist the client and lead the design team in developing the initial PROJECT BRIEF.
  • Assist the client in Identifying the PROCUREMENT METHOD.
  • Prepare and discuss FEASIBILITY STUDIES for the project.
  • Assist client in preparing the Schedule of Services for each member of the design team and issue instructions to them on behalf of the client.
  • Establish the design management procedures, hierarchy of responsibilities and lines of communication for the exchange of information.
  • Provide architectural information to the design team and coordinate their contribution and input.
  • Provide a FEASIBILITY REPORT of the project for client approval before progressing to the next stage.

RIBA Stage 2:

  • Develop the SUSTAINABILITY STRATEGY.
  • Co-ordinate the relevant information from the design team.
  • Prepare and collate the design team information with the ARCHITECTURAL CONCEPT for discussion with the client.
  • Identify the requirement for additional consulate or specialist designers.
  • Prepare the DESIGN PROGRAMME with the input from the design team and report on progress to the client.
  • With the design team develop the RESPONSIBILITY MATRIX.
  • Co-ordinate the relevant information received from the design team with the sustainability Strategy.
  • Provide architectural informations to the design team as reasonably required to enable them to carry out their duties.
  • Identify DESIGN SOLUTIONS and discuss possible construction methods for the project with the client.
  • OUTLINE SPECIFICATION.
  • Undertake third party consultations, as reasonably required.
  • With the design team develop the ARCHITECTURAL CONCEPT.
  • Comment on the design programme.
  • Provide architectural information for updating the construction cost and review the architectural design against the latest APPROVED CONSTRUCTION COST.
  • Maintain design management procedures, hierarchy of responsibilities and lines of communication.
  • Establish change control procedures between the client and design team.
  • Issue instructions on behalf of the client to the design team.
  • Review the PROJECT PROGRAMME and agree changes with the client.
  • Comment on the CONSTRUCTION COST.
  • Establish a RISK AND OPPORTUNITIES REGISTER.
  • Organise, chair and record meetings between the client and design team, identify activities to be undertaken, and determine who is responsible for taking action and report on progress, and on design team progress against the design programme to the client.
  • Collate and agree with the client changes to the initial project brief and issue the FINAL PROJECT BRIEF.
  • Provide architectural design information and identify the reasonable foreseeable residual health and safety risks PRINCIPAL DESIGNER.
  • Organise, chair and record meetings between the client and design team, identify activities to be undertaken, and determine who is responsible for taking action and report on progress, and on design team progress against the design programme to the client.
  • Provide a STAGE REPORT for the client’s approval before progressing to the next stage.
  • Submit an application to the appropriate planning authority for pre-application advice
  • Submit the online application for planning approval.

RIBA Stage 3:

  • Review and update the SUSTAINABILITY STRATEGY.
  • Co-ordinate the relevant information received from the design team with the architectural design.
  • Prepare the architectural DEVELOPED DESIGN AND SPACIAL COORDINATION model/drawings showing co-ordinate design intentions, site layout, planning and spacial arrangements, elevational treatment, construction and environmental systems and buildability.
  • Prototypes, models, mock-ups, sample panels etc.
  • Updated OUTLINE SPECIFICATION.
  • Provide the architectural information as reasonably required to the design team to enable them to carry out their duties.
  • Undertake third party consultations, as reasonably required.
  • With the design team identify systems, products and materials, standards of workmanship, type of construction and performance as they relate to the architectural design.
  • Comment on the PROJECT PROGRAMME.
  • With the design team review, and update the DESIGN PROGRAMME.

  • Comment on other design team design proposals and project strategies as they progress.

RIBA Stage 4a:

  • Advise the client of the planning conditions.
  • Prepare and submit an application to discharge the pre-commencement planning conditions.
  • Review and update the SUSTAINABILITY STRATEGY.
  • Co-ordinate the relevant information received from the design team with the SUSTAINABILITY STRATEGY.
  • Co-ordinate the relevant information received from the design team with the architectural design.
  • Prepare the architectural TECHNICAL DESIGN drawings etc necessary for a building regulations submission.
  • SPECIFICATION NOTES (prescriptive and descriptive)
  • Co-ordinate the relevant information received from the design team with the DEVELOPED DESIGN.

  • With the design team prepare and submit a BUILDING REGULATIONS SUBMISSION.

RIBA Stage 4b:

  • Review and update the SUSTAINABILITY STRATEGY.
  • Co-ordinate the relevant information received from the design team with the architectural design.
  • Prepare the architectural TECHNICAL DESIGN.
  • Provide the architectural information as reasonably required to the design team to enable them to carry out their duties.
  • Undertake third party consultations, as reasonably required.
  • With the design team identify systems, products and materials, standards of workmanship, type of construction and performance as they relate to the architectural design.
  • Comment on the PROJECT PROGRAMME.
  • Provide architectural information for updating the construction cost and review the architectural design against the latest APPROVED CONSTRUCTION COST.
  • Prepare the SPECIFICATION / SCHEDULE OF WORK / SCHEDULES.
  • Provide architectural design information and identify the reasonable foreseeable residual health and safety risks PRINCIPAL DESIGNER.
  • With the design team a RISK AND OPPORTUNITIES REGISTER.
  • Consider with the client a tenderer or tenderers for the construct works.
  • Collate the architectural and other design team tender information and issue the TENDER PACK to the client for approval.
  • Invite and appraise tenders as they relate to the architectural design.
  • Prepare the TENDER REPORT.
  • Co-ordinate the design work prepared by the contractor and specialist sub-contractors with the design teams design.
  • Provide the architectural information reasonably required for construction.
  • Advise the client on its duties under the Building Contract .
  • Establish contract administration procedures, hierarchy of responsibility and lines of communication for the exchange of information between the client, the deign team and the contractor in accordance with the building contract.
  • Report to the client on the progress of the design team in accordance with the PROJECT PROGRAMME.
  • Request that the contractor provides evidence of any insurances required.
  • prepare a document, if needed, setting out the agreed adjustments to the tender price, to arrive ant at an acceptable CONTRACT SUM.
  • Prepare the BUILDING CONTRACT and arrange for it to be signed/executed.

RIBA Stage 5:

  • Provide the architectural information as reasonably required to the design team to enable them to carry out their duties.
  • Maintain design management procedures, hierarchy of responsibilities and lines of communication for the exchange of information.
  • Maintain CONTRACT ADMINISTRATION procedures, hierarchy of responsibilities and lines of communication and the exchange of information between the client, the design team and the contractor in accordance with the building contract.
  • Issue instructions on behalf of the client to the design team.
  • Comment on the progress of the design team in accordance with the PROJECT PROGRAMME.
  • Carry out VISUAL SITE INSPECTIONS to review the general progress and quality of the new works as they relate to the architectural design and issue SITE INSPECTION REPORTS to the client.
  • CERTIFY INTERIM PAYMENTS in accordance with the terms of the building contract.
  • Review the progress of construction works against the PROJECT PROGRAMME.
  • Advise the client regarding the effect that any variation or change proposed by the client or contractor will have on the CONSTRUCTION COST and PROJECT PROGRAMME.
  • Issue ARCHITECT’S INSTRUCTIONS in accordance with the terms of the building contract.
  • Respond in a reasonable timeframe to architectural site queries.
  • Co-ordinate the responses of the design team to site queries within a reasonable timeframe.
  • Provide the Principal Contractor wit the FINAL CONSTRUCTION ISSUE information for inclusion in the Health and Safety File.
  • Review and comment upon the operation and maintenance manuals prepared by the Contractor as they relate to the architectural design.
  • Provide the client with an original copy of any notices, consents or approvals in connection with planning, building control or other relevant statutory approvals.
  • Prepare architectural information to support the application to discharge the construction stage and the pre-occupancy conditions.
  • Submit an application to discharge the construction stage and the pre-occupancy conditions.
  • Report to the client on the progress of the design team in accordance with the PROJECT PROGRAMME.
  • Co-ordinate the relevant information received from the design team for handover.
  • Liaise with the client, design team and contractor to assist the client in preparing for the handover of the project.
  • Organise, chair and record meetings identify activities to be undertaken, and determine who is responsible for taking action and report on progress to the client.
  • CERTIFY PRACTICAL COMPLETION when the works have reached that stage.

RIBA Stage 6:

  • Carry out VISUAL SITE INSPECTIONS and comment on the resolution of defects as they relate to the architectural design with the design team regarding other design matters and issue site reports to the client.
  • With the design team advise on the resolution of defects.
  • Manage design management procedures, hierarchy of responsibilities and lines of communication for the exchange of information.
  • Issue instructions on behalf of the client to the design team.
  • Updated asset information. Usually in the form of the IFC model of the completed works.
  • The issue of the final construction set of drawings AS LAST ISSUED.
  • The contractor to provide set of AS BUILT construction issue of drawings.
  • Energy Performance Certificate.
  • Light touch post occupancy evaluation.
  • Issue a SCHEDULE OF DEFECTIVE WORKS.
  • Liaise with the Client, design team and contractor in relation to the making good of defects.
  • Inspect the remedial works following receipt of notice from the contractor that the resolution of defective works is complete.
  • CERTIFY MAKING GOOD OF DEFECTS.
  • Assist the client to agree the final account.
  • CERTIFY and issue the FINAL CERTIFICATE.

RIBA Stage 7:

  • POST OCCUPANCY EVALUATION.
  • CONSERVATION MANAGEMENT PLANS.
  • HERITAGE STATEMENTS
  • QUINQUENNIAL SURVEY REPORTS
  • BUILDING INFORMATION MODELS OF EXISTING AND HISTORIC BUILDINGS.
